My guest today is Matt Theriault. Matt is a USMC “Desert Storm” Veteran who enjoyed 15 successful years in the music business as a record producer and label owner. When the digital download killed the record store, he found virtually everything that he had built become obsolete in a matter of months. The demise of his music business was swift and unforgiving to the point that Matt was forced to start life, personally and professionally, from square one at the age of 34. The transition from a 7-figure year to $7 an hour bagging groceries was a humbling one to say the least. When the most unlikely of mentors, the grocery store manager, shared with Matt the wisdom “Real estate is the final frontier where the average person has a legitimate shot at creating real wealth,” he embraced it, ran with it and has never looked back. Theriault, now an accomplished real estate investor and coach have built a cash flowing real estate portfolio of 100+ units over the last 10 years, is enjoying his financial independence, continues to build his portfolio and has discovered a new passion for creating systems and showing others how to replicate his results. You will find that his approach to real estate investing is conservative, simple, to the point and efficient. Matt credits his success to performing as much, if not more, due diligence on his real estate team as he does the market and properties themselves.

  My guest today is Charles Clinton. Charles is the founder and CEO of EQUITYMULTIPLE, where he shapes the company's strategic vision and oversees daily operations. Prior to founding the company in 2015, Charles was a real estate attorney with Simpson, Thacher & Bartlett, where he worked on a variety of major transactions for private equity clients, primarily Blackstone and KKR. During his time at Simpson, Charles worked on over $10 billion in real estate transactions, including Blackstone's $1.7 billion purchase of the Cosmopolitan Hotel, Blackstone's $1.9 billion purchase of Motel 6 and Hilton's real estate asset restructuring and refinancing in advance of its $2.5 billion IPO.

  My guest today is Jim Sheils. Together with his best friend, Brian Scrone, Jim co-founded Jax Investments, a multi-million dollar business venture. Currently Jim and Brian have completed many real estate deals and now teach their techniques at events all over the world. Jim credits their incredible success to two key things: starting out slow, and most importantly, finding the right “been-there, done-that” mentor. The mentors that really made the difference for Jim and Brian were investors from Australia who loved to surf and invited them to join their “board meetings”. These meetings, held during surfing trips, brought in an element of fun to the stereotypical boring meetings and inspired Jim and Brian to found The Board Meeting Strategy for entrepreneurs and their families.

  My returning guest in this episode is the inspirational Gena Lofton. Gena provided so much value in Episode 54 for my listeners! In this episode, we discuss a strategy Gena uses in her own life to have the same dollar have multiple uses, a strategy called, Security based lending. This strategy teaches how to leverage your stock portfolio to buy more cash flowing businesses and assets. According, to Wells Fargo "a securities-based line of credit helps you to meet your liquidity needs by unlocking the value of your investments. This type of borrowing may be easier to obtain and more cost-effective than other alternatives. It depends on whether you have sufficient eligible securities to use as collateral. Some of the advantages of securities-based borrowing include:

• Access to cash when you need it
• Typically lower rates than other forms of credit
• No set-up, non-use, or cancellation fees
• Ability to borrow between 50% to 95% of your eligible assets, depending on the collateral and type of credit you receive

These lines of credit can be used for many purposes. Common uses include:

• Real estate purchase
• Expenses such as taxes or tuition
• Boat, car, or other luxury purchase
• Business opportunity

You can use a non-purpose securities-based line of credit for any purpose except to purchase, carry, or trade securities; refinance or repay margin loans; or repay any other loan used for securities purchases. A margin account is the only securities-based line of credit you may use to purchase securities."

  My guest today is Geoff Woods. Geoff is the Vice President of The ONE Thing. He is also the CEO of the latest project headed up by Gary Keller, the billionaire founder of Keller Reality and author of The One Thing. After hearing the Jim Rohn quote that "you are the average of the 5 people you spend the most time with" Geoff set out on a mission to surround himself with high-level CEOs and successful entrepreneurs. Fast forward just 10 months, Geoff went from employee to entrepreneur, launching a company with the co-authors of the best-selling book The ONE Thing. Geoff has been featured in Entrepreneur.com and is on a mission to teaching people how to live a life of focus so they can have more by doing less. Since then, he has focused on surrounding myself with people who are where I want to be in 10-15 years, and what a difference it has made!   My guest in this episode is Doug Casey. In this episode we are going to look the investment vehicle of Life Settlements. Life Settlements for those not familiar with the asset class is a sale of an existing life insurance policy by the policy owner to a third party for more than the cash surrender value of the life insurance policy. Because the cost to buy a policy is so high, this investment has historically been available to institutional investors only. Many large companies (e.g., Berkshire Hathaway, Goldman Sachs, AIG, Credit Suisse, Deutsche Bank) have invested in Life Settlements for years to supplement their portfolios due to the high yield potential, low risk and non-correlation to the performance of the financial markets. Jason co-founded the startup investor education and financial education company Wall St for Main St, to try to help the people of Main Street by teaching them the knowledge, skills, research methods, and investing expertise of Wall Street. Wall St for Main St is now transitioning to an educational technology company that will empower people to learn a practical real world useful financial education at an affordable price using new virtual classroom software technology. He feels this will help make sure people are better prepared to navigate through these difficult financial waters.

My guest in this episode is Nicholas Upchurch. Nicholas has a background in Digital Marketing and the companies which he has owned have generated millions of dollars in sales within a very short period of time. Although he was able to build a business that was very successful, travel to 33 countries, play football in front of 111,000 fans on National TV, and earn 6-figure monthly checks from partners like Google, his life changed in 2015 when he visited the Sacred Valley of Peru.

Through an interesting turn of events, and exploring the difficult parts of life that all of us may have encountered at one time or another, he now has dedicated his life to not only helping people succeed in terms of "Money and Business", but also find their true purpose in this world.   In today’s show we have a very special guest, Mr. Nelson Nash. Mr. Nash is the discoverer and developer of The Infinite Banking Concept™ and the author of Becoming Your Own Banker. Nash remains a popular teacher and lecturer on the Infinite Banking Concept™ through dividend-paying whole life insurance. A native of Georgia, Nash received a B.S. Degree in Forestry from the University of Georgia, 1952. From 1954-1963, Nash worked as a Consulting Forester in eastern North Carolina. During more than 35 years experience as a Life Insurance Agent, Nash worked with The Equitable Life Assurance Society of the U.S. and with The Guardian. Recognized for his high achievements, Nash was inducted as a Hall of Fame Member by Equitable, a Chartered Life Underwriter, and Life Member of the Million Dollar Round Table. A pilot for 60 years, Nash flew with the Army National Guard, and earned Master Aviator Wings during his 30 years of military service.
