In today’s episode, I try to answer a listener’s question of what factors to consider before we invest in something. If we take control back of our own money and take personal responsibility and accountability for our own wealth, what factors should we consider before investing in anything? This is extremely important. The first thing we should invest in, is our own financial education. We should never invest a single cent into something that we do not understand.   • How liquid is the investment?
  • How Economic Efficient is it with regards to taxes, limiting and reducing fees and other factors?
  • Do you have control over the investment, can you improve the performance and limit the downside?
  • Does it provide cashflow?
  • What is the return on investment and cash-on-cash return?
  • What is the exposure to market risk, does it provide a return in all markets?
  • What is the exit strategy for the investment?

We decided to head to Atlantic City and stay at the Borgata for the weekend because we have special memories of the Jersey Shore. We had no idea what awaited us!

My guest today is Frank Rolfe, Frank has been a commercial real estate investor for over 30 years, having owned and operated billboards, mobile home parks, RV parks, self-storage, apartments, retail, duplex, office, and commercial properties during that time. But he is best known for two achievements. His first big success was in the billboard industry, in which he built from scratch the largest privately-owned billboard company in Dallas/Ft. Worth, as well as a second company in Los Angeles, California. He then sold these assets to a public company in 1996 for $5.8 million. His second achievement began shortly thereafter, when he started buying mobile home parks. He is now the 6th largest owner of mobile home parks in the U.S., along with his partner Dave Reynolds, and owns over 170 mobile home parks in 20 states, worth over $500,000,000.   In today’s episode, I will discuss the Cone of Learning by Edgar Dale. Edgar Dale’s Cone of Learning, also known as the Cone of Experience, is a model that incorporates several theories related to instructional design and learning processes.  During the 1960s, Edgar Dale theorized that learners retain more information by what they “do” as opposed to what is “heard”, “read” or “observed”.   We Launched! Whoohoo! It’s here! The premiere episode of the Cashflow Ninja Podcast! In this episode I will introduce you to our podcast, go over the formalities of our show, share what you can expect from future podcasts, and I spend a little bit of time introducing myself and the purpose of Cashflow Ninja. Each week, 2 shows will be added.  In the first, I will interview an inspiring guest and on the second show I will discuss a topic, concept or idea that is of particular interest.
