My guest in this episode is David Ounanian. David is a real estate agent and investor in St. Louis, MO. A former full-time corporate software engineer turned full-time entrepreneur after becoming obsessed with escaping a dreaded 9 to 5 and determined to make financial freedom a reality for him and his family of 4. David’s first company, Transform St. Louis LLC, is mission-based aiming to have a significant positive impact on the community, while being self-sustaining generating profits from its “WE BUY HOUSES” tag line service. When David started this business in late 2017, he quickly realized the joke was on him as he needed to transform himself before his company could make an external impact in the community. From losing thousands of dollars on the first flip, to David’s lifelong personal fear of public speaking, there’s been plenty of challenges to overcome.

David has become incredibly persistent and growth minded with all aspects of his life including facing his fears, and has established himself as a motivational speaker at local REIAs and corporate offices. This public speaking platform has allowed him to support the campaign to #eliminatethewaitlist of the 1000 children at Big Brothers Big Sisters waiting for volunteers. Today David and his businesses have donated over $25,000 to local charities and helped recruit over 400 volunteers to become Bigs.

David continues to grow his business doing flips, BRRRRing to build his rental portfolio, and serving his retail and investor clients. His experience has uniquely positioned him as a true investor-friendly agent who coaches his clients on successful investing strategies. Investing in real estate has been life-changing for David, and he is passionate about sharing this message and helping others start their journey of becoming financially free.

My guest in this episode is THRiVE’s founder, Anna Steinberg, that believes that enabling our children to lead their best lives means that schooling has to evolve for the 21st century. The traditional system, with memorization of facts at its center, has lost value in the age of Google. When Anna discovered the freedom of an Acton Academy educational model defined by self-paced learning, the opportunity for students to discover their most precious gifts, and to launch their own businesses, this mother and entrepreneur became determined to make it a reality not only for her children, but for yours too. Anna is opening a private school for 30 students in grades 1-6, in Newtown, PA in September 2020.

Ted Benna was working for an insurance firm outside Philadelphia about 40 years ago when he figured out how to use an obscure provision of a 1978 tax law—section “401(k)”—and turn it into an employee retirement account for contributions from both employees and employers. He designed it as a fringe benefit for banks that wanted to save taxes when they transferred bonuses to employees. In the years since, however, it’s grown into much more—it’s now the dominant way that Americans save for retirement, helping them collectively amass trillions.

Today, he’s proud that his invention has helped millions of people prepare for retirement. But the plain-spoken Pennsylvanian now says that the accounts have an “ugly” side—primarily that they have made mutual fund companies and investment managers rich off fees that grew way too high. He’s now on a crusade to design simpler plans with lower fees that put money in the pockets of future retirees, not money managers.

Ted Benna is commonly referred to as the “father of 401(k)” because he created and gained IRS approval of the first 401(k) savings plan.

My guest in this episode is Tim Francis. Tim is an award-winning Entrepreneur.  He’s originally from Canada and now lives in downtown Austin, Texas.

He’s been a guest lecturer at NYU in New York City, and has appeared on the Forbes and Inc Magazine websites.

His company, Profit Factory, helps Entrepreneurs become more profitable.  He does this two ways: private consulting and teaching workshops.

In his private consulting, he helps Entrepreneurs to lead more effectively, understand their financials, and make clear decisions “by the numbers.”  To date, he’s personally advised over 100 companies, even saving a handful from bankruptcy.  His biggest win so far?  In just 74 days, Timothy helped an internet company find $472,000 in pre-tax profit.  Not revenue, but $472,000 in profit.  Laughing, Tim reports, “I wish I would have charged a percentage of the upside."

Tim teaches a 3-day workshop called Know Your Numbers, which is for Entrepreneurs who hate Accounting, but want to get their financials under control.  Amidst the panic of the pandemic, he’s also released a free mini-course called Navigate the Cash Crunch, outlining the 3 steps any Entrepreneur needs to take to make it through tough times.  You can get this mini-course for free at NavigateTheCashCrunch.com.

My guests in this episode are Ashley Wilson, and Kyle Wilson. Ashley and Kyle,  are the Co-Founders & Co-Owners of Ace High Partners, Bar Down Investments, LLC, and have almost twenty years of combined real estate experience. Specifically, they have been involved in over 40 million of multi-family properties consisting of over 449 units in Texas and Ohio. The Wilsons have invested as both limited partners and general partners which has provided good insight on the overall ownership of apartments. Ashley’s speciality is with asset, lender, and construction management, investor relations, marketing, and business organization, while Kyle’s is in acquisition, sales, market research, negotiation, underwriting and deal structuring. Collectively, they oversaw a 124 unit value-add project with a ~1.7million CapEx budget, yielding a $150 per unit increase in rents.

Ashley & her father, Tom, also have a very successful high-end flipping business in Pennsylvania, HouseItLook LLC, which handles several million in transactions annually. Prior to Kyle’s real estate ventures, he played professional hockey all over the world, including organizations in the NHL, KHL, AHL, NLA, SHL and the DEL. He received a degree in physics from Colgate University, and is currently a PA licensed realtor. Ashley previously worked in research and development for several pharmaceutical companies (Sanofi-Aventis, Wyeth, and GlaxoSmithKline). Prior to resigning from the pharmaceutical industry, she led a 5 million dollar project, which included managing 17 Global Project Managers as the Director of Project Management.

Her experience in this role, coupled with her experience running a high-end flipping company in Pennsylvania, while living in Europe, demonstrates her exceptional ability to manage projects from afar. Ashley was featured on BiggerPockets and InvestHer Podcasts, is a regular presenter at her local REI groups, as well as leads an InvestHer sub-group. Outside of real estate, she has almost 15 years of experience in fundraising for both private and the non-profit sectors, and has started three business in two different sectors.

When the Wilsons are not building their business, they enjoy spending time with their family, including their two daughters. Additionally, Ashley enjoys competing with her horse, WOW!.

My guest in this episode is my friend, Dave Wolcott. Dave is the Founder and CEO of Pantheon Investments, LLC, a private equity firm focused on helping investors achieve financial freedom through investing in tangible real estate assets that provide cash flow, tax efficiency, and diversification from the stock market.

Dave started his career as a Marine Corps Officer and is a serial entrepreneur that learned about investing in commercial real estate as a limited partner 20 years ago and has evolved the business to help educate others on the transformative power of cashflow investing.

He then entered real estate, purchasing his first duplex at 21. Ace Chapman has been purchasing websites to create income streams for over 16 years. The first website he bought was an online stock market simulator in the early days of the Internet. He purchased the website, made some changes, and grew it from 10,000 to 250,000 users before selling it.

Since that initial website, he has built systems around buying and managing Internet-based businesses, completing close to 200 deals.

Ace has spent years developing his contacts with the right people. His team, and extended network, finds, inspects and completes his proprietary due diligence process on deals before they make it through his deal funnel.

Two years ago, after realizing that his own financial difficulties were largely the result of a poor understanding of money, he began researching and writing his latest book, The Cash Machine: A Tale of Passion, Persistence, and Financial Independence which teaches hundreds of financial lessons, all taught through a love story.

My guest in this episode is Charles Spitzer began his career in 1977 with the international CPA firm of Peat Marwick, now KPMG. His practice was centered in financial institution work. In 1983 he started a CPA and business advisory firm based in the Dallas Fort Worth area that became a specialist in financial service organizations, with an emphasis in insurance entities. He grew that practice to become one of the top 25 CPA firms in Tarrant County. In 2003, he sold the CPA practice and joined a Dallas based financial service organization, serving as an equity partner and Chief Financial Officer for the affiliated group of companies.

During his tenure with the financial service organization, he became proficient in the planning aspects of using 831 (b) captive insurance companies as an effective risk transfer vehicle. After successfully assisting clients in the implementation of the strategy, he made the decision and founded Captive Insurance Group, LLC.

His significant experience as a tax professional with significant insurance experience brings expertise to the implementation of the captive insurance strategy from both a regulatory and tax perspective.
