My guest in this episode is Lane Kawaoka. Lane is the host of Simple Passive Cashflow podcast, an avid real estate investor and a full-time W2 employee as a Civil Engineer who got started young with passive real estate investing.  Owns 11 SFHs in Birmingham, Atlanta, Indy, and PA.   As he slowly built his SFH portfolio Lane realized the SFHs was not going to get him to his cashflow goals and he was creating a job for himself to manage the manager.  Today Lane podcasts at “SimplePassiveCashflow.com” to help newbies get into real estate and helps more sophisticated investors get into larger MFH syndications that Lane puts together.

  My guest in this episode is John Lee Dumas. JLD is an American entrepreneur and podcaster based in Puerto Rico. He is the founder and host of EOFire, a daily podcast that interviews entrepreneurs 7 days a week. JLD was born and raised in Maine. He graduated from Providence College on an Army ROTC scholarship in 2002. Upon graduation he was commissioned as an officer in the U.S. Army. After a 13-month tour of duty in Iraq as an Armor Platoon Leader, he completed his service to the U.S. Army and received an honorable discharge in 2010. Upon leaving the U.S. Army, JLD enrolled at Roger Williams University School of Law in Bristol, Rhode Island. Dropping out after one semester, he took a job in corporate finance at John Hancock in Boston. Later, he went to New York City, where he worked for a technology startup until departing to San Diego in 2009 In San Diego, JLD began a career in real estate. Upon a friend's suggestion, he began listening to podcasts in order to pass the time during his long drives. He started listening to NPR, while exploring other shows such as Pat Flynn’s Smart Passive Income and Cliff Ravenscraft’s Podcast Answer Man. After moving back to Maine in mid-2011 to pursue a career in Commercial Real Estate, Dumas thought of starting a different venture. He realized none of his favorite Podcasts offered daily content. This gave him the idea of starting his own podcast. He developed the concept of a daily podcast that would feature the story of successful entrepreneurs. He named it EOFire, short for Entrepreneur On Fire. EOFire launched September 22, 2012. As his subscribers grew, he published Podcast Launch in the Amazon bookstore. Podcast Launch is a guide of the exact steps he took to launch EOFire. In 2013, JLD launched Podcasters’ Paradise, a community of podcasters. JLD hosts a free, live Google Hangout Podcast Workshop as an introduction to podcasting every other week. EOFire has featured several entrepreneurs including Seth Godin, Gary Vaynerchuk, Barbara Corcoran, Tim Ferriss, and Brian Tracy. The show was named Best of iTunes in 2013. EOFire generates 7 figures in revenue annually and JLD continues to openly share his income breakdown in a monthly report on his site, verified by a CPA. In 2016, JLD launched The Freedom Journal, a faux leather-bound journal to help individuals set and accomplish a goal in 100 days. JLD launched The Freedom Journal via a Kickstarter campaign in January 2016, which became one of the most funded publishing campaigns in the history of Kickstarter, with over $350,000 pledged in 33 days.

  My guest today is Buck Joffrey, MD. Buck is an accomplished Surgeon, Entrepreneur, Asset Manager and Podcaster. He is also the #1 best-selling author of The 7 Secrets of Eternal Wealth. With a negative net worth upon finishing his surgical training in 2008, Buck quickly became a serial entrepreneur and real asset investor amassing an 8 figure net worth. In order to help his high paid professional colleagues, he started a financial education website called WealthFormula.com and hosts the popular Wealth Formula Podcast. Buck knows the old mantra of “investing in a diversified portfolio of stocks, bonds, and mutual funds,” is outdated and dangerous for high paid professionals given the volatility and instability of the current global economy. Therefore, he advocates entrepreneurship and/or investing in hard assets that provide cash flow as a more reliable way of approaching personal finance.   My guest today is Matt Theriault. Matt is a USMC “Desert Storm” Veteran who enjoyed 15 successful years in the music business as a record producer and label owner. When the digital download killed the record store, he found virtually everything that he had built become obsolete in a matter of months. The demise of his music business was swift and unforgiving to the point that Matt was forced to start life, personally and professionally, from square one at the age of 34. The transition from a 7-figure year to $7 an hour bagging groceries was a humbling one to say the least. When the most unlikely of mentors, the grocery store manager, shared with Matt the wisdom “Real estate is the final frontier where the average person has a legitimate shot at creating real wealth,” he embraced it, ran with it and has never looked back. Theriault, now an accomplished real estate investor and coach have built a cash flowing real estate portfolio of 100+ units over the last 10 years, is enjoying his financial independence, continues to build his portfolio and has discovered a new passion for creating systems and showing others how to replicate his results. You will find that his approach to real estate investing is conservative, simple, to the point and efficient. Matt credits his success to performing as much, if not more, due diligence on his real estate team as he does the market and properties themselves.

  My guest today is Jim Sheils. Together with his best friend, Brian Scrone, Jim co-founded Jax Investments, a multi-million dollar business venture. Currently Jim and Brian have completed many real estate deals and now teach their techniques at events all over the world. Jim credits their incredible success to two key things: starting out slow, and most importantly, finding the right “been-there, done-that” mentor. The mentors that really made the difference for Jim and Brian were investors from Australia who loved to surf and invited them to join their “board meetings”. These meetings, held during surfing trips, brought in an element of fun to the stereotypical boring meetings and inspired Jim and Brian to found The Board Meeting Strategy for entrepreneurs and their families.

My Guest today is Christopher Whalen. Chrsitopher is a Wall Street insider who understands the intersection of politics and finance, and is known for telling his readers the truth.  He has worked in politics, at the Federal Reserve Bank of New York and as an investment banker for more than 30 years.  Considered one of the most incisive and thoughtful financial analysts on Wall Street, Christopher coverers a wide range of subjects from banking to housing to global economics and the Federal Reserve.  He is the author of three books Inflated (2010), Financial Stability (2014) and Ford Men (2017).  Christopher publishes the blog “Washington & Wall Street” and contributes to many other publications and appears in media outlets including CNBC, Bloomberg and The Wall Street Journal.

Having your own money work for you is not the holy grail as presented by many financial pundits and entertainers, in fact, it is a mindset myth that is holding you back from creating and building real wealth. When you leverage your own assets and your own money, time, resources and skill sets and combined that with leveraging other people's money, time, resources and skill sets, now we are on the path to creating and building legacy wealth.

  My returning guest in this episode is the inspirational Gena Lofton. Gena provided so much value in Episode 54 for my listeners! In this episode, we discuss a strategy Gena uses in her own life to have the same dollar have multiple uses, a strategy called, Security based lending. This strategy teaches how to leverage your stock portfolio to buy more cash flowing businesses and assets. According, to Wells Fargo "a securities-based line of credit helps you to meet your liquidity needs by unlocking the value of your investments. This type of borrowing may be easier to obtain and more cost-effective than other alternatives. It depends on whether you have sufficient eligible securities to use as collateral. Some of the advantages of securities-based borrowing include:
  • Access to cash when you need it
  • Typically lower rates than other forms of credit
  • No set-up, non-use, or cancellation fees
  • Ability to borrow between 50% to 95% of your eligible assets, depending on the collateral and type of credit you receive
These lines of credit can be used for many purposes. Common uses include:
  • Real estate purchase
  • Expenses such as taxes or tuition
  • Boat, car, or other luxury purchase
  • Business opportunity
You can use a non-purpose securities-based line of credit for any purpose except to purchase, carry, or trade securities; refinance or repay margin loans; or repay any other loan used for securities purchases. A margin account is the only securities-based line of credit you may use to purchase securities."
