In today’s episode, I discuss Parkinson's Law. Norcote Parkinson wrote a book called Parkinson’s Law where he isolates some limitations of us all and particularly focuses in on the behavior of individuals within a group. In Parkinson’s Law he writes, “Work expands to meet the time envelope allowed.” Meaning if we have 5 days to complete a task, it will take us 5 days to complete the task. If we were allowed 30 days to complete the same task, we would take 30 days to complete the task. Parkinson’s law also states that, “a luxury, once enjoyed, becomes a necessity” and “expenses rise equal to income” In a financial context, we can define Parkinson’s Law as: the more you earn, the more you spend. When our income increases, our expenses rise to meet or exceed that increase. We are always working against Parkinson’s Law. Self_Journal Bestselfco., Make Success a Habit! Use the Self Journal to organize and align tactical day to day tasks with larger life goals.   Key Take Aways:
  • We can combat Parkinson’s Law is by establishing an wealth infrastructure and system to beat it within your wealth plan.
  • You can set up a separate account in which you can make weekly or monthly deposits. These deposits can be set as a fixed amount or a percentage of the money you earn. This will ensure that a percentage of very dollar that comes into your personal economy is automatically captured in a separate account.
  • You can automate this infrastructure so it removes the “human element” from it
  • How your “wealth capture account”, is a great vehicle to build  liquid savings reserves that can be accessed for emergencies, as well as for capitalizing on investment opportunities.

J. Massey wasn't always the Real Estate Investor he is today. The road to success was paved with challenges that J. had to overcome. He literally went from having zero, squatting in bank-owned property to owning more than 300 units of property across several states. Today, J. is an investor, published author, speaker, educator, podcast host, entrepreneur and business owner. His brand, Cash Flow Diary, is gaining global recognition.
J.’s belief: “If change is truly desired, including a change in financial position, it is imperative to take action.”  If anyone is struggling and worried about how to change his/her life-picture, it starts with changing your mindset.  If you truly want that vision of your life to come into being, you must allow the change to begin in your mind.  Stop listening to those who tell you what cannot be done, and just go for it. That means everyday, and every night, there is one mindset of keeping one’s eye on the prize.
Self_Journal Bestselfco., Make Success a Habit! Use the Self Journal to organize and align tactical day to day tasks with larger life goals. In this episode you will learn:
  • How J. went from having literally zero, squatting in bank-owned property to owning more than 300 units of property
  • The strategies he used on Ebay to start creating an income stream right away
  • What real estate wholesale strategies are?
  • How important it is to know who you serve regardless of what business you are in
  • Why Real Estate is a fantastic investment asset class
  • Two areas within the Real Estate industry J. sees as fantastic opportunities to create value and serve others that he hopes someone will take advantage of
  • The best advice J. ever received and the biggest lessons he has learned on his journey
  • J. shares the reason why he started the Cash Flow Diary!

In today’s episode, I try to answer a listener’s question of what factors to consider before we invest in something. If we take control back of our own money and take personal responsibility and accountability for our own wealth, what factors should we consider before investing in anything? This is extremely important. The first thing we should invest in, is our own financial education. We should never invest a single cent into something that we do not understand. I will discuss other factors I put together in a checklist for us. Self_Journal Bestselfco., Make Success a Habit! Use the Self Journal to organize and align tactical day to day tasks with larger life goals.   Key Take Aways:
  • Invest in your financial education first
  • Do not invest in anything that you do not know and understand
  • Learn the difference between assets and liabilities
  • Is the investment aligned with your principles and values?
  • How is the investment providing value for others?
  • How many people is this investment providing benefit for?
  • Is this for the benefit of a few or are you providing value to your community and society?
  • Is the investment aligned with your strengths and skill set, your human life value?
  • Are you providing time, knowledge, money or credit to the investment?
  • Will the investment return your capital and how quickly?
  • How liquid is the investment?
  • How Economic Efficient is it with regards to taxes, limiting and reducing fees and other factors?
  • Do you have control over the investment, can you improve the performance and limit the downside?
  • Does it provide cashflow?
  • What is the return on investment and cash-on-cash return?
  • What is the exposure to market risk, does it provide a return in all markets?
  • What is the exit strategy for the investment?

In today’s episode, I will share the lessons I learned when I was pranked on national television. My fiancée’ Megan and I were victims of the Impractical Jokers show on Trutv. We decided to head to Atlantic City and stay at the Borgata for the weekend because we have special memories of the Jersey Shore. We had no idea what awaited us!

Please let me know your thoughts on this episode on Twitter at @mclaubscher.

  • If something does not look right and does not feel right, there is probably something wrong and something brewing behind the scenes that we do not know of yet.
  • If something is too good to be true – it probably is.
  • Be prepared for that black cat event or moment.
  • There are strategies we can implement to prepare for worst case scenarios.

My guest today is Frank Rolfe, Frank has been a commercial real estate investor for over 30 years, having owned and operated billboards, mobile home parks, RV parks, self-storage, apartments, retail, duplex, office, and commercial properties during that time. Worth, as well as a second company in Los Angeles, California. He then sold these assets to a public company in 1996 for $5.8 million. His second achievement began shortly thereafter, when he started buying mobile home parks.
