My guest in this episode is Colin Murphy. Colin is the Director & Co Founder of a real estate firm called Torcana which buys, renovates and sells high cash flowing rental properties in Tampa Florida. Aside from being the in house “number cruncher” for Torcana, Colin spends most of his time bidding on property auctions, organizing direct mail campaigns, networking with local wholesalers and promoting their products to out of state and overseas investors. Colin started out in 2004 selling advertising space in real estate magazines and exhibitions in the UK & Ireland. It gave him a great insight into the industry as he was constantly meeting and pitching business to experienced professionals. In 2009 he set up Torcana.com with two friends the goal of offering marketing services to sellers of completed, tenanted and cash flow positive deals in the state of Florida. He started out in Orlando and moved onto St. Petersburg & Jacksonville before focusing more intensely in Tampa Bay from 2014 onwards. In 2015 Torcana purchased and renovated 28 single family homes. In 2016 we did over 70 properties and in 2017 are set to exceed 100 properties. Most of these are one story single family homes which they bought, renovated and sold "rent ready" to out of state and overseas investors seeking strong cash flowing rentals. They also add properties to their own rental portfolio on a regular basis.
