My guest in this episode is Yonah Weiss. As the Business Director for Madison SPECS, LLC, Yonah will provide you with expert, engineering-based cost segregation studies. 

Cost Segregation is an Internal Revenue Service-approved process for reclassifying real estate components and improvements to accelerate depreciation deductions, defer taxes and improve cash flow. 

Madison Specs in-house team of accountants and engineers combine tax and engineering strategies to analyze construction contracts and building plans in order to identify those assets that qualify for accelerated depreciation for tax purposes. 

The benefits of the significant tax deductions from Cost Segregation include:

After repositioning his first apartment community in 2007 (from a $2MM value to $4MM value in 12 months) as a property manager, Adam bought his first multifamily apartment building. Since then, Adam has managed several single family fix & flips, and holds over a hundred multifamily rental doors. Adam is the organizer of Colorado’s most active real estate group, and he hosts the Creative Real Estate Podcast.

My guest in this episode Kelly Stumphauzer. Kelly is an investor, agent and owner of one of the largest turn key operations in the Cleveland market.  She has been in real estate investing since 2002 where she has been active in buy and hold, flipping, turnkey, management, and commercial investments.  With over 700 homes bought, renovated and sold in the Cleveland marketplace and now into additional marketplaces, she is the source for solid steady rates of return and ample inventory.

My guest in this episode is Matt DeBoth. Matt joined the US Marine Corps after high school and served for 8 years as a Force Recon Marine in Iraq and Afghanistan.

Matt got out of the service in 2011 and right before he got out he managed to get a 20 unit apartment building under contract while deployed in Afghanistan.

He started off house hacking, living in one of the units in his building and then he went into full swing flipping properties and buying rentals properties.

Currently, Matt owns 82 doors and he is in the process of closing on another 30 units.

Kenneth Ameduri has had a passion for truth from an early age. Finding trends and anticipating growth sectors has been his primary focus since he was in high school. After noticing the cracks in the underlined financial system, he became a proactive investor purchasing investments that would hedge his portfolio against inflation.
